At Crater Land Use Consulting LLC, we specialize in providing expert guidance on land use planning and environmental assessments. Our goal is to empower clients with the knowledge they need to navigate the complexities of land development while ensuring compliance with local regulations.
ABOUT US
Land use consulting grounded in field work and code
Crater Land Use Consulting is a Western Washington based land use consulting firm that specializes in residential and small-scale development permitting and assistance. We consult on a variety of critical areas and zoning issues throughout Western Washington and Oregon.
For those purchasing property, we provide Land Use Evaluations, Wetland Reconnaissance Reports, and Wetland Certifications in a timely manner. For projects already underway, we prepare delineations, habitat management plans, shoreline mitigation plans, biological evaluations, and buffer mitigation and restoration plans in accordance with the requirements of each applicable jurisdiction.
We routinely work with our clients' septic designers and other contractors to ensure optimal placement of proposed development within the existing constraints of each particular lot — and we can advocate for our clients with regulators.

Who you'll be working with

Ryan Crater
PRINCIPAL PLANNER AND ECOLOGIST
Ryan is a US Army veteran who used the GI Bill to graduate from Evergreen State College in 2005 with a Bachelors of Science in Environmental Science and Land Use Planning. He also holds an Associates of Applied Technology in Environmental Science from Cloverpark Technical College (2003).
Ryan's education prepared him for a varied career that has included work in salmon and wetland biology, storm water treatment, coastal planning, municipal planning, code enforcement, and even a stint in nuclear waste management. The bulk of his career prior to consulting was spent as a current planner, working with landowners and developers through the permit process.

Terence Lee
SENIOR BIOLOGIST
Terence Lee is a knowledgeable scientist with experience in wetlands, environmental compliance, fish and wildlife habitat, habitat restoration, invasive species, salmon, and ecology. Through his career he has reviewed project proposals for environmental compliance, written biological assessments, supervised and trained field technicians, conducted breeding surveys and fish forage surveys, monitored wetland mitigation sites, and assessed habitat condition.
Terrence earned a Bachelor of Science in Environmental Science from the Evergreen State College, where his studies centered on fish biology, salmon ecology, hydrology, invasive species, and marine biology.
